What Happens Next

1. First, you share your address area and a short description of the roof problem. 2. Next, a local provider follows up when available. 3. Then you talk through the job and set up a roof look, if you want one. 4. Last, you get a written quote to review.

What to Ask a Provider

Use this list. Write down the answers.

• "Are you licensed and insured in my state?" A good answer names what they carry and offers proof. Pause if they dodge.
• "Will you inspect the roof before quoting?" A good answer is yes. Be careful with a price given sight unseen.
• "What is in the quote?" A good answer lists tear-off, underlayment, flashing, vents and cleanup.
• "What does the warranty cover, and for how long?" Ask for it in writing.
• "Who will be on my roof?" Ask if they use their own workers or subcontractors.
• "How will weather affect the schedule?" A good answer includes a plan for rain or snow.

Red Flags

• Pressure to sign today.
• A large cash deposit demanded up front.
• No written quote.
• No local address or proof of insurance.
• A quote that changes with no clear reason.

You can compare quotes. You can say no. You can wait. Ask, then compare. Costs vary by roof size, pitch, materials and local conditions, so a written quote matters.

If two quotes look very different, ask each provider to explain the gap. The difference is often in what is included. Take your time and keep notes on every talk.
